With Prime Lenders tightening their lending policies many borrowers are being impacted due to minor policy changes. Many of these borrowers are more than capable of repaying a loan but they don’t comply with prime lender policies. Examples would be low credit score, unusual employment, non standard income, overseas income and for many other reasons.
We have both Prime and Near Prime Funding Lines. Furthermore we will lend to 95% LVR on a purchase and to 90% LVR on a refinance. We can also lend to 80% LVR for Commercial zoned property.
Our Finance Specialists are qualified to assist borrowers who fall outside Prime Lending criteria.

Specialist Loans
Specialist loans are for applicants that have existing or previous bad credit listings on their Credit Files. You can get a Bad Credit Home Loan for the purchase, refinance or debt consolidation of Residential or Commercial properties.
Paid or unpaid defaults or judgement’s, arrears or late repayments are acceptable on our Bad Credit Home Loans. We are able to lend to ex bankrupts from one day discharge or completion of a part 9 debt agreement.
We can lend to a maximum 95% (LVR) of property value on a purchase and 90% (LVR) on refinance. For bad credit residential and bad credit commercial loans the property must be in major population area.
Alt Doc Loans with Finance Me
Alt Doc Loans
If you do not fit into the Banks format for Self Employed. Then you may have already found that finding a mortgage can be difficult. We have Alt Doc Loans available for both clean credit and bad credit applicants. Alt doc loans can be used for the Purchase, Refinance, Debt Consolidation, Cash Out, Vacant Land and Construction. Our Alt Doc Loans are for both Residential and Commercial Zoned Properties.
Verification of income can include either:
- Accountant to verify your income.
- 6 months of lodged BAS statements from ATO Portal.
- 6 months of business bank statements.
Our Alt Doc Home Loans are available to a maximum 85% (LVR) on a purchase and 80% (LVR) on a refinance. In addition our Alt Doc Commercial Loans are available to 80% LVR for both purchase and refinance.
